The actual task matters

A Hausmeisterservice primarily monitors and cares for a property. It identifies visible defects, performs minor ancillary tasks and helps decide when a specialist company is needed.

Substantial work belonging to a regulated trade may require qualifications and registration. Some activities not subject to the master-craftsman requirement (meisterfreie Tätigkeiten) still require notification and registration with the relevant Chamber of Crafts (Handwerkskammer) when offered independently.

Typical property-care tasks

Depending on the agreement, suitable tasks can include visual checks, defect reports, scheduled opening and closing, bulb replacement without electrical work, furniture fitting adjustments and isolated minor repairs.

Where specialist work begins

Work on electrical installations, gas, water and heating systems, structural alterations, and substantial regulated painting, glazing, joinery or parquet work must be carried out by an appropriately qualified and registered specialist contractor (Fachbetrieb).

Define the scope in writing

A clear agreement should list recurring and one-off tasks, access procedures, exclusions and the point at which the customer approves a specialist company. This prevents a small property-care request becoming an undefined renovation assignment.
